What is an Energy Performance

Certificate (EPC) ?

An Energy Performance Certificate (EPC) is a measure of the energy efficiency of a property.

It is an essential element of the Home Information Pack (HIP) introduced in August 2007 and provides a snapshot of the energy efficiency of a property together with help and advice on how to make the property more energy efficient. Since 1st October 2008 it has also been compulsory for all rental properties in the UK

Your property will be asessed by a trained and qualified Domestic Energy Assessor (DEA).

A typical survey will take between 30 minutes and 1 hour depending on the size of the property.

Our software systems collect data and use it to calculate the energy efficiency of your property.

A typical EPC Energy Performance Certificate

The DEA will collect information on the following areas:

Age and Construction

e.g.: Brick Built / Timber Framed / Concrete/ Cavity Wall / Solid Wall

Wall insulation (this can be determined by the build date and reference to the building regulations of the period) and evidence of retro-installation of cavity wall insulation.

Heating System

Central Heating - Method of Heating, Boiler type, fuel used - Gas / Electric / Oil

Hot Water provision -

Secondary Heating methods

Double Glazing - type and age

Roof insulation - location, type and thickness

Low Energy Lighting

Solar Panels

Photovoltaic Cells

All of this data will be submitted to a computer model which will then determine the energy efficiency of the property and produce the certificate.

The certificate produced will show where the energy efficiency of the property can be improved and will make recommendations accordingly

The Government has recently announced a series of measures to help homeowners make energy efficiency improvements together with grants and tax breaks for Landlords.
